Relocation

Relocation is a growing area of our business.

You may be local, but too busy to spend time sifting through all the possibilities.

Or, perhaps, you simply live too far away from the Bristol area, to do a property search for yourself.

In the past few years, Echo Property has done relocations for business people from as far away as India and Uzbekistan and also from as near as Paris, Birmingham and Norwich.

If your firm is relocating you, don't trust to chance and the odd weekend visit. You have to be very lucky to choose the right property in those circumstances.

Let Echo Property do the running around. After all, we know the area - and we don't just find you a home, we can also advise on schools and jobs for your partner and other members of the family. We will make appointments for you and help ensure that when you start that new job, you'll be able to put all your energy into it.

What can Echo Property's relocation service do for you?

The private client

  • meet to take down your needs and requirements
  • scan the local market to make a short-list of five to six properties
  • arrange to view all properties
  • write a report immediately and, preferably, email / fax it to the client
  • take photographs
  • if the client wishes to view, agree which properties to see and make appointments
  • meet with client or representative at properties where possible
  • finalise arrangements. Unless the client chooses one of our own properties, any further negotiations will be with the agent concerned.

To prevent disappointment and wasting time, it is very important to have clear and unequivocal information on the client's requirements - we like to get the detail right and understand what would suit you. This is why we spend time on our client profile. For those who are moving from some distance away, information can be exchanged by email.

Charges: in addition to a one-off fee of £350-00 for this service, clients will be charged mileage incurred and for advertising, should this be necessary. Further fees will be charged, should the process need to be started again - something we have, so far, never had to do!

This is a two-tier service: if you want us to help with jobs and schools and set up appointments for you, the fee will be £499-00.

The corporate client

Echo property will undertake a property search on behalf of corporate clients looking to relocate employees to the Bristol area. A property search can be made for rented or purchased accommodation.

Rented accommodation

  • professional and unbiased advice on areas
  • notifying rental agents and private landlords of requirements
  • advertising, if necessary
  • escorted viewings, arranged at your convenience
  • checking leases and organising references, where no other agent is involved
  • full co-ordination to ensure successful transaction
  • area information pack, including educational facilities and employment opportunities for other members of the family

In this case, we assume that the company will be the tenant and we shall require the usual references and evidence that the company is able to assume this role.

Some companies offer a home-find package to new employees. Fees are then paid by the company and we can deal directly with your employee.

Purchased property

  • give professional and unbiased advice on areas and the property market
  • provide comprehensive information pack about the area
  • register your requirements with local agents
  • carry out advertising (where necessary) / mail shots / newspaper scanning
  • preview properties and follow up with report
  • arrange escorted viewings, at your convenience
  • contact solicitor / surveyor / lender, as appropriate
  • co-ordinate all aspects for you, to ensure successful purchase.
Again, companies will sometimes offer a package as part of the new employee's remuneration. Fees are paid by the company and we deal directly with the employee.
